Buying Your First Home in South Jersey or Philadelphia? Start With These Five Steps

Every week we sit down with someone buying their first home in South Jersey or Philadelphia, and almost all of them ask the same question: where do we start? Not with house hunting. Start here, in this order, and everything after it gets easier.

Step 1: Get your financing answered first

Before you look at a single home, talk to a lender and get a real pre-approval, not a guess from a website calculator. A pre-approval tells you what you can borrow, what the monthly payment looks like, and what cash you will need at closing. Sellers take pre-approved buyers seriously, and in a competitive stretch the buyer without one often does not get the house. Step 2: Know your true monthly number

Your payment is more than principal and interest. Property taxes, homeowner's insurance and, on some loans, mortgage insurance ride along with it, and taxes vary a great deal from town to town in both New Jersey and Pennsylvania. Two homes at the same price can carry noticeably different monthly costs. Shop by the monthly number you are comfortable with, not by the highest price a lender will approve.

Step 3: Pick areas before houses

Monica covers South Jersey and the Shore, Dave covers Philadelphia and its suburbs, and between the two states there is a town for almost every budget and commute. Narrow your search to a few areas that fit your life first. House hunting gets much simpler, and much less exhausting, once the map is small.

Step 4: See homes in person, and take notes

Photographs are the advertisement, not the home. Walk the street, listen to the house, check the light at the time of day you will live there. Take notes and photos of your own, because after the sixth showing the kitchens start to blend together.

Step 5: Make a clean, complete offer

When you find the one, a complete offer with your pre-approval attached, sensible terms and quick responses puts you ahead of buyers who are still gathering paperwork.
